Invest in Real Estate in Dnipro

Dnipro property investment can be a worthwhile venture if you are selective with the areas you choose to invest in. If not, you could find that your investment suffers due to low rental yields, dwindling demand, and slow property price growth in many parts of Dnipro .

Dnipro, previously called Dnipropetrovsk from 1926 until May 2016, is Ukraine’s fourth-largest city, with about one million inhabitants. It is located in the eastern part of Ukraine, 391 km (243 mi) southeast of the Ukrainian capital Kyiv on the Dnieper River, after which its Ukrainian language name (Dnipro) it is named. Dnipro is the administrative centre of the Dnipropetrovsk Oblast. It hosts the administration of Dnipro urban hromada. The population of Dnipro is 968,502 (2022 est.)
Archeological evidence suggests the site of the present city was settled by Cossack communities from at least 1524. The town, named Yekaterinoslav (the glory of Catherine), was established by decree of the Russian Empress Catherine the Great in 1787 as the administrative center of Novorossiya. From the end of the nineteenth century, the town attracted foreign capital and an international, multi-ethnic, workforce exploiting Kryvbas iron ore and Donbas coal.
Renamed Dnipropetrovsk in 1926 after the Ukrainian Communist Party leader Grigory Petrovsky, it became a focus for the Stalin-era commitment to the rapid development of heavy industry. After the Second World War, this included nuclear, arms, and space industries whose strategic importance led to Dnipropetrovsk’s designation as a “closed city”.
Following the Euromaidan events of 2014, the city shifted politically away from parties and political figures supportive of continued close ties to Russia, and toward those wishing to celebrate the achievement in 1991 of Ukrainian national statehood and to develop relations with the European Union and the West. The change has been reflected by the removal of Soviet-era symbols including, from May 2016, “Petrovsk” from the name of city.
Following the Russian invasion of Ukraine in February 2022, Dnipro rapidly developed as a logistical hub for humanitarian aid and a reception point for people fleeing the various battle fronts.
The financial stability of Dnipro has translated into a real estate market that rewards forward planning and a willingness to look beyond areas of traditional affluence.

Flipping Investment Property in Dnipro
Flipping property in Dnipro

The Flipping Strategy in Dnipro
Investment property flipping in Dnipro is a simple strategy. You find a property that is in need of renovation from our list and purchase it for a low price. These type of Dnipro real estate investments are sometimes referred to by professionals as ‘distressed’ Dnipro real estate.
What is distressed Dnipro property:
- Dnipro property in need of renovation
- Dnipro real estate with a change of purpose and use
- Oversold Dnipro property
- Bank repossessions in Dnipro
Put simply, long term investors in Dnipro purchase the property, renovate it and make it a lot more attractive to potential buyers.
Calculate profit that you make from Dnipro investment property flipping:
Final Selling Price less Cost of Purchase less Costs = Profit
Here is an example:
Dnipro property purchase price: $220,000
Renovation costs: $20,000
Other costs: $25,000
Property sale price: $400,000
Profit: $135,000
Experienced property developers in Dnipro use a minimum profit value of 22% when looking at potential Dnipro projects.
The reason for this is because there are lots that can go wrong in Dnipro property flipping and working on a potential margin of 22% should still leave a good margin of error.
